Boulder is a vibrant well-known city about 20 miles north-west of Denver.

Boulder is located at the base of the foothills of the Rocky Mountains,
and is popularly recognized by the Flatirons rock formation just west of town.
The city is the home of one of University of Colorado’s campuses with over 30,000 students, as well as Naropa University.

Boulder is also considered a mini-Silicon Valley, with a strong tech start-up community including a Tech Stars incubator.
CU is supporting the entrepreneurial spirit with supporting degrees and programs to help students jump-start their own startup adventures.

Pearl Street is the famous downtown that many tourists come to visit.
The street is lined with bars, shops, and restaurants with buskers entertaining throughout the warmer months.

  • Bicycling is so popular in the city that the Boulder Creek bike path is often plowed of snow before the roads (70% of residents own a bike!).
  • Boulder has a “blue line” which prohibits providing water up the foothills to preserve the natural beauty and prevent too much expansion.
  • Boulder city codes prevent homes being built or expanded upward where it affects the sunlight on neighboring homes.

With the city surrounded by open space and laws in place to prevent sprawl,
as well as sunlight ordinances that prevent building upward,
the values of homes within the city of Boulder limits will continue to rise.
The university is looking to continue growing, leading to more housing needs for faculty, staff, and students.
Boulder also has a thriving startup community and a strong tourist destination making the area homes in high demand.

Boulder has about 58% of residences renting and only 42% of owners occupy their homes.

 

The inventory of homes availble to purchase remain at all time lows.
A balanced housing market would have about 6 months supply of homes.
Boulder has been seeing less than 1 month supply!

Inventory is related to the number of new listings each month.
Boulder tends to list in Spring and Summer with much less coming on the market in fall and winter.

The number of days on the market for home sales has dropped over time considerably.

Recently homes have been going under contract within a week of listing, and close within a month.
Typicaly buyers getting loans need about 30 days to close, though lenders are working to push this closer to 21 days.
Cash buyers tend to close within 10-14 days.
